Assurance Dommages ouvrage

Lorsque Vous lancez la rénovation ou la construction d'un bâtiment, Vous devez souscrire une assurance Dommages Ouvrage. Celle-ci a pour objectif le préfinancement des travaux pour corriger un sinistre et se décharger de la gestion d’éventuelles procédures juridiques, parfois interminables.

Variable d’une compagnie à l’autre, l’assurance DO se compose des clauses types et de garanties facultatives. Un contrat classique couvre les défectuosités relevant de la garantie décennale, à savoir la solidité ou l’étanchéité de la construction ainsi que tout ce qui la rend impropre à l’usage.

Le contrat protège notamment tous les équipements tels que la charpente, le gros œuvre, les canalisations ou encore la toiture, les plafonds ou les piscines. Ce type de contrat protège également contre les vices relevant des biens d’équipement qui supposent le démontage ou le remplacement d’une partie de l’ouvrage, tels que les systèmes de chauffage. Il est à noter que l’assurance DO est valable pour l’ensemble des intervenants de la construction... sauf les les préjudices liés à l’intervention du maitre d’ouvrage!

Le coût de cette assurance est de l'ordre de 5-6% du montant des travaux... pour un chantier de 50 000€, il faut compter de l'ordre de 3 000€.
